MGM Estates is a poorly run and dishonest estate agents. We moved into one of their properties (76 Hold Road, Kensington, Liverpool) which was infested with bed bugs. I tracked down the last tenants who assured me that they had informed MGM of the infestation months before, and had stopped using one of the bed rooms because the infestation was so bad! When I called them about it they stalled and did nothing for weeks. When they finally accepted we had an infestation they told us to move into one of their vacant properties and accept responsibility for treatment if we bought the bugs with us, or to leave. A few days later we received an (illegal) eviction notice and they even held one £850 rent (for the term) as a deposit in case we trashed the place! Again, this is very poor, and illegal, practice. I know a few others who have taken properties with them who have also had all sorts of different problems (there used to be a Facebook group with loads of complaints on but this has dissapeard). I would also warn anyone who currently has a house with MGM to ensure that they have singed the tenancy agreement. All the agreements I have seen of theirs have not been signed (however it is largely irrelevant as legally the contract is still binding- but they tried to use it as a scare tactic against us). There is no need to take a property with MGM Estates, there are plenty of decent student letting agencies in Liverpool. The way Tom Evans (the manager) and his colleges treated us was disgraceful, and we have recently taken them to an arbitration committee and won the case. However, this does not compensate for the amount of disruption this caused our studies, but we have enjoyed a few beers on them since!
